What Warranties do you offer on your re-roof services?

Each roof installation comes with a 10-Year Stress Free Labour Warranty – Mistakes can happen, though, of course, we strive for this not to be the case. If there is any issue, whatsoever over the first 10 years, just call us, and we will be there.

We also offer extended warranties on the materials that we install. With the Preferred Contractor status through Owens Corning Canada, we can offer you the Lifetime Material Warranty, also known as the System Warranty. We are also able to offer the Preferred Warranties as well! The Installation and the Materials will all have warranties, so you can rest assured knowing that your house is protected with your new roof!

What Warranties do you offer for your repairs?

On all roof and aluminum repairs, we offer a 60-day hassle-free warranty. Occasionally, leaks can be tricky to find. If the repair did not work the first time, just call us and someone will be there to keep investigating until we find the source.

Sometimes, Mother Nature is kind and we don’t get rain while in your 60-day warranty period. If there’s a problem, just call us and we will still attend for a re-visit. Our top 2 goals are client satisfaction and a leak-free roof!

Do you offer Financing?

How much does a re-roofing project cost on average?

This is a bit of a complicated question to answer as there are so many factors to determine. The materials used, the roof’s size and pitch of the slopes, and accessories used for the project all affect how much it will cost to re-roof or re-shingle a house. We do provide very detailed estimates so that you can be aware of the costs. We also provide you with options because there is no “one roof for all”. In addition, whether you are planning on staying in your house for the next 25 years or if you are planning on selling next year will also factor into the decision-making on the type of roof you may want to install.

Where do you purchase your materials from?

Principal Roofing and Exterior Contractors knows where to source the best quality materials using a locally-owned supplier, Gibson Building Supplies. They offer a fantastic service and the best part is that your shingles are stored inside their warehouse prior to being installed on your roof–this means they are not outside facing the elements for months and are not going through freeze-and-thaw cycles before being installed on your roof.

How much does re-roofing add to the property’s value?

One of the first things a potential home buyer will see before entering a property is the roof. This creates curb appeal and shows that the house has been maintained. A buyer will not have to factor in the cost of a roof replacement in the near future and will look at this as favourable.

An inspection of the roof by an expert is necessary to gauge the quality of the roof. The damages, if not fixed, will lower the value and might even cause the buyer to back out of the deal if they have to pay for pricey roof upkeep and repairs. A leaking roof can also cause mold in the inside of the house, which can be very costly to remedy. This can completely turn off buyers from purchasing your property.

What are the prices of different re-roofing materials used?

Depending on the quality and type of materials, the rates per square range from $360 to $2,185. Steel Roof, Composite, Slate and Cedar would be at the top end. The least expensive is typically asphalt shingles which costs between $350 and $1000 per square or 100sqf, depending on the style of roof.

Is it necessary to replace all the shingles or can we just do a portion of the house?

We do recommend replacing all of the shingles on your home if it is within budget. The reason we recommend this is that if you do not, you will not qualify for the extended manufacturer warranties that we offer through Owens Corning Canada or BP Canada.

If this is not a factor in your decision to just do a portion of your house, then yes, we can accommodate this request!

It is best to have your roof inspected to determine what the best route is if your desire is to do only half the house. A skilled roofer can conduct a thorough roof inspection to determine the best course of action.

Is a roofing permit necessary for a re-roofing project in York Region?

No permit is necessary if you are just removing shingles and re-applying them. However, if you are making structural changes or repairs to your trusses, then yes, a permit is required.

A parking permit might be required if you need to park on your street for the duration of your project. These can usually be obtained for a small daily fee from your municipality website.

Do we Subcontract?

Absolutely we do! We are not shy about it either. We are, however, extremely picky with our subcontractors.

The companies chosen to represent Principal Roofing and Exterior Contractors, are skilled tradesmen who are also business owners. This is not a bad thing if you choose the subcontractors correctly.

Business owners take pride in their work, they train their team to our standards and they know that their work will be inspected by our Project Manager.

The subcontractors that we choose uphold our high standards. We also ensure that they have WSIB and Insurance up to date at all times.
